This 330,000 square foot mixed-use building includes 204 market-rate apartment units, amenities, and commercial space.

Located in the heart of Bellevue’s developing Spring District neighborhood, the building consists of 5 levels of wood framed residential space above 4 levels of concrete.

Amenity spaces include a rooftop deck with pet park, two interior courtyards, conference room, maker space, fitness center, theater, and private dining.

THE PROJECT SITE

The site slopes 2 stories from East to West, with street level garage access from below with the garage built into the hill.

The building achieved LEED Gold certification.

SUPPORTING GROUND IN TOUGH CONDITIONS

Half of the 1.43 acres site had very soft soil so to stabilize them and provide strong support for the building’s foundation, engineers selected a rammed aggregate pier system. We were able to install the 698 piers even though the soil conditions were extremely muddy and required us to bring in over 1,500 tons of rock just to support the aggregate pier machine itself.
