This occupied commercial office building renovation took place over multiple phases in this downtown, 10 story, 120,000 square foot, high-rise building. Originally opened as the Standard Furniture Company building, it is one of Seattle’s first reinforced concrete structures.
The building was built in 1906 and was designed by architect Augustus Warren Gouldand.
Phase 1
Phase 1 included interior core & shell upgrades in the basement and levels 1-3 for new building amenities for future tenants including a new grocery store and two new retail spaces. This work included installation of:
- A new escalator
- A new steel feature staircase
- 3 elevator modernizations
- New fire alarm system
- New electrical service, service gear, and distribution to all 10 floors.
This phase also included seismic retrofit with 3 brace frames on 3 elevations (levels 1, 2, and 3) and the underside of 4 floors.
Phase 2 consisted of reclad at levels 1-3 with a steel and curtain wall system.
Repairs to the building’s concrete façades as well as interior office space work included demolition of floors 4 through 10, followed by a surface refresh of the 8th floor, with restroom and kitchen upgrades, as a showcase floor for the building’s owner to market their potential office spaces.
Phase 3
Phase 3 included the creation of 3 new office suites on the 5th floor including a kitchen and conference room with a rotating wall feature in each suite. The 8th floor also received 3 new offices, 2 new conference rooms with rotating wall features, and a new IT room.
