Pi Beta Phi Kitchen

This was a renovation project in a sorority house located on the UW campus which included the complete demolition of the house's existing kitchen and mailroom to create a new commercial kitchen and coffee bar.

The project also included mechanical, electrical, and plumbing system modifications to accommodate the new kitchen configuration and new kitchen equipment. Work also included upgrades to the house’s existing electrical service entry as well as new exterior exhaust ducting for the new kitchen hood and make up air units (MAUs). We also added a fully engineered mechanical platform on the roof for maintenance and repair access to the MAUs.

The biggest challenge we overcame on the project was working with limited access around the house. Due to the house’s location on UW’s greek row, there was no lay down area and very little space for a crane to be placed in the alley for MAU and steel hoisting. Adding to the limited access was a new sewer line installation in the alley for an adjacent house. Additionally, construction occurred during the COVID-19 pandemic following strict safety precautions.

Self-performed work included rough carpentry, exterior siding patch and repair, roof access hatch installation, doors and hardware, and rough carpentry to support the new mechanical platform and MAUs on the roof.

Converting the Seattle Landmark Trolley Barn from its most recent use as a brewery into a chocolate processing facility was not as simple as it sounds. The biggest hurdle proved to be the budget – which more than once nearly derailed the project. Rafn researched numerous options to find the most cost effective solutions for every portion of the work.
