Diamond Parking Repair

Rot and seismic repair to a circa 1900 historic building in downtown Seattle.

The building was originally constructed as The Grand Opera House, a leading theater in Seattle at this time. After it was gutted by fire in 1917, it was converted into a parking garage around 1923. The building is a 5-story URM brick structure with 6” concrete floors and large wood post and decking for the roof structure. Our work included installation of shoring support towers to remove column loads from the roof in preparation for repairs. We saw cut and removed the topping slab and rough-sawn wood sheathing to allow removal and replacement of the damaged girders and replacement of the damaged wood sheathing. We also seismically reinforced the building’s parapet and installed a new roof.
