 Broadway Crossing Apartments

Located on the corner of a busy Capitol Hill intersection, this mixed-use project contains 44-units of low-income apartments and 12,000 SF of retail space at street level.

The 69,734 sf building consists of 2 concrete levels of below grade parking and 1 level of concrete retail space topped by 4 levels of wood framed housing.

Soils reports indicated the site had suitable soils, but when excavation began we were surprised to learn that almost 80% of the existing soils were contaminated. Rafn managed this unexpected challenge by excavating and removing the soils with only minimal impact to the project schedule. Because of the proximity of the neighboring buildings on 2 sides of the site, Rafn closely coordinated with engineers on a detailed shoring plan to underpin the existing buildings with a system of soil nails.

The project achieved LEED Silver Certification. Rafn assisted with many of the LEED requirements, including creating and implementing the waste management and indoor air quality plans, researching recycled content and low emissions products, and assisting with documentation photos and LEED paperwork.
