The Sedges at Piper Village Apartments

Piper Village is a mixed-use retail and residential redevelopment located in the heart of the Greenwood commercial district in north Seattle. This 5 ½ acre urban village will take shape over the next 10 years on land that has been locally-owned since 1889.

Rafn Company built Phase One, located on the existing Blockbuster Video / Bartell Drug Store block. Phase One consists of The Sedges at Piper Village, a mixed-use building with 46 units of market-rate apartments over one level of retail. The new building is both BUILT SMART and Built Green™ certified.

The parking lot for the building features pervious pavement and asphalt to reduce storm water runoff. This is the first application of pervious asphalt in north Seattle and is currently the largest application in Seattle. Rafn also constructed a new lane from 1st to Palatine. This woonerf inspired roadway, designed with pedestrians in mind, is a wide, open lane incorporating special features to slow cars down.

The project also includes open space at the corner of 87th and 1st Avenue NW featuring a historical representation of the original bog on the site which is fully functional, aiding in storm water drainage.
