Terry Thomas Building

The Terry Avenue Office Building in South Lake Union is a LEED Gold certified building consisting of four stories of office/retail space and two levels of below grade parking.

The building structure is framed with castellated steel beams. Floors are slab-on-metal deck and concrete shear walls provide lateral bracing. Window area is maximized to take advantage of as much natural lighting as possible. Heat gain is controlled by fixed glass shades, automated exterior blinds, and a white reflective roof membrane.

The building is unique in that it does not have a standard HVAC system, but instead relies on natural ventilation. The interior courtyard acts as a thermal chimney and draws air across the office spaces through automated transom louvers. Occupants can fine tune their comfort with the many operable windows. Heat is provided by hot water circulating through perimeter mounted radiators.

Building materials include recycled steel, aluminum, and fly ash. Interior finish materials are formaldehyde free and low VOC. The windows and storefront are locally manufactured, as is the metal exterior cladding. Lobby interior & exterior stair walls feature Ipe wood cladding. The exposed structure of the interiors minimizes the use of additional finish materials. The design team integrated castellated steel beams to efficiently span column free spaces and allow for natural air circulation.
